Every build-out has a lease with a date in it. The electrical is on the critical path: nothing gets inspected, nothing gets a certificate of occupancy, and nothing opens until the panels, circuits, lighting and equipment connections are in and signed off.
JTX runs the electrical scope for retail, office, restaurant, medical, salon, fitness and warehouse spaces, working with your general contractor or directly with you. We price from the drawings, coordinate with the other trades, and keep the inspections moving so the date in the lease is the date you open.
Build-out electrical scope
- Service and distribution. New services, panel installation, subpanels and the feeders that bring power from the house panel to your suite.
- Lighting and controls. Layout and installation of general, task and accent lighting, exit and emergency lighting, and the occupancy sensors and controls the energy rules call for.
- Power and equipment connections. Receptacles, dedicated circuits for equipment, kitchen and restaurant equipment hookups, HVAC and mechanical connections, and specialty loads.
- Low-voltage rough-in. Conduit and boxes for data, security, AV and point-of-sale so the low-voltage trades have a clean path.
- Signage and exterior power. Circuits for storefront signs, canopy lighting and exterior equipment.
- Permits, inspections and close-out. We pull the electrical permit, schedule and pass the inspections, and turn over labeled panels and as-built information.

Build-out questions
Do you work as a subcontractor to a general contractor?
Yes. Most of our build-outs are as the electrical sub under a GC. We also contract directly with tenants and landlords on smaller improvements.
Can you handle restaurant and kitchen electrical?
Yes. Commercial kitchens are equipment-heavy and every piece needs its own circuit and connection. We work from the equipment schedule and coordinate with the kitchen equipment supplier.
Who pulls the electrical permit?
JTX pulls the electrical permit under our license and schedules the inspections. Requirements vary by jurisdiction, and we handle that coordination as part of the job.
How early should we bring you in?
As soon as there is a floor plan. Electrical scope affects the panel size, the lighting budget and the schedule, and it is cheaper to plan it than to change it.
