Parking Lot and Building Lighting in Leander, TX
Pole lights that all work, wall packs that come on at dusk, and an LED retrofit that cuts the electric bill. JTX Electrical installs and repairs exterior lighting for commercial properties across the greater Austin area.
A dark parking lot is a liability, a lost customer, and a tenant complaint. Exterior lighting is also the most neglected electrical system on most commercial properties, because it is up a pole, on a timer, and nobody looks at it until half of it is out.
JTX handles the whole exterior lighting system for retail centers, offices, churches, warehouses, apartment communities and property managers: new pole and wall lighting, LED retrofits of existing fixtures, the underground and conduit work that feeds them, and the controls that turn them on.
Exterior lighting services
- Parking lot pole lights. New poles, bases and fixtures, or replacement heads on existing poles, including the underground feeders and trenching.
- Building and wall pack lighting. Wall packs, canopy lights, soffit lights and entry lighting on the building itself.
- LED retrofits. Replacing metal halide and high-pressure sodium fixtures with LED heads that use a fraction of the power and last years longer.
- Photocells, timers and controls. Dusk-to-dawn photocells, astronomical timers, and lighting contactors so the lights come on when they should and off when they should not.
- Repair and troubleshooting. Dead poles, flickering heads, tripped feeder breakers and damaged underground runs, diagnosed and repaired.
- Signage and site lighting circuits. Power to monument signs, canopy signs, flagpoles and site amenities.
Why commercial properties around Leander use JTX
- Commercial and industrial is what we do. JTX works on retail, office, industrial and multifamily sites, not just houses. Exterior lighting is part of that.
- Licensed and insured. Every job is done by licensed electricians under TECL #37015, with the insurance a commercial property requires.
- Top of the pole and under the ground, one contractor. Fixtures at the top of the pole and the feeder in the ground are both ours to fix.
- Scheduled around your tenants. We work off-hours where the property needs it and keep the lot lit while the work is done.
How it works
- 1Walk the site with us
We count the fixtures, check the controls and feeders, and note what is out, what is dim and what is wrong.
- 2Written proposal
Repair, retrofit or new installation, with the fixture counts and a price you can take to ownership.
- 3Install and test at night
We install, aim the fixtures, set the controls, and confirm coverage after dark.
Commercial lighting questions
Is an LED retrofit worth it on an existing parking lot?
Usually, yes. LED heads on existing poles cut power use substantially, last far longer than metal halide or sodium lamps, and put out cleaner light. We quote the retrofit against the current fixture count so ownership can see the tradeoff.
Half my parking lot lights are out. Is it the fixtures or the wiring?
It can be either, and often it is a feeder or contactor problem taking out a whole run at once. We test at the controls and the poles and tell you before replacing anything.
Can you put the lights on a schedule?
Yes. Photocells, astronomical timers and lighting contactors let the lot run dusk to dawn or on a set schedule, and we can zone the property so some areas shut off earlier.
Do you work with property managers?
Yes. See our property management page. We can put your properties on a maintenance schedule so the exterior lighting is checked before tenants call about it.
